1. The platform
AgentIQ (operating the OpenListing property marketplace) is an online platform that lets CEA-registered property agents publish listings and lets consumers browse them and contact agents. We are a neutral venue: we do not own, sell, lease, value, or broker any property, and we are not a party to any transaction between an agent and a consumer.
2. Agent responsibilities
- You must be a validly registered CEA salesperson and keep your registration details accurate.
- You may only list a property you are authorised to market, and must hold the relevant agency agreement or landlord mandate, which you may be required to upload.
- Listing content — price, address, photos, descriptions — must be accurate and not misleading. Duplicate, stale, or fraudulent listings may be removed.
- The contact number on your account must match the number on the CEA public register; this match is a condition of publishing listings.
3. Consumer use
Browsing is free and requires no account. An account is required to post, favourite, save searches, message agents, or submit a logged-in report. You agree not to misuse the platform, scrape it, or contact agents for purposes unrelated to a genuine property enquiry.
4. Payments and the marketing fund
Agents pay a minimum fee per listing and choose how it splits between platform upkeep and a pooled, site-wide marketing fund used for consumer acquisition. Fees are processed by our payment provider; the marketing-fund balance and spend are published on our transparency page. Fees are generally non-refundable once a listing is published, except as required by law.
5. Moderation, disputes and appeals
We may review, flag, unpublish, or remove listings that breach these terms or that our fraud checks flag. Where a listing is unpublished, the agent is given a reason and may resubmit for review. Repeated disputes or chargebacks may lead to account review or suspension.
6. No warranty; limitation of liability
The platform and all data (including transaction data and valuations) are provided “as is” for general information only and are not professional, financial, or legal advice. To the fullest extent permitted by law, we exclude liability for losses arising from use of the platform or reliance on any listing or data.
7. Changes
We may update these terms; continued use after an update constitutes acceptance. Material changes will be notified on the platform.
